Annually test the temperature pressure relief valve by lifting or depressing its handle and draining water from the overflow pipe. If water does not drain out, shut off the water to the water heater, open a hot water faucet somewhere in the house and replace the valve.
Open the drain valve at the bottom of your water heater about every 6 months and let the water drain into a 5 gallon bucket until the water runs clear, this will prevent sediment accumulation.
